Vista Village Land Co. is a family-run land company based in Garland County, Arkansas. Over the past generation, small-acreage land in the Ouachitas has moved out of reach for most of the people who want to live, retreat, or retire here. Banks rarely write loans on raw land, and the few that do require credit profiles, income documentation, and down payments that put parcels out of reach. We carry the financing ourselves so qualified buyers can hold a piece of Arkansas without a mortgage broker in the middle.
We have walked every parcel we sell. Contracts are two pages, written in plain English, and recorded with the Garland County Clerk. Terms are fixed at signing. There is no broker chain, no application fee, and no closing-cost spiral. Title transfers into the buyer's name when the note is paid off, with no prepayment penalty along the way.
Our buyers include local professionals, retirees, weekend visitors, educators, and government employees on our discounted program. What we promise every one of them is the same: a clean parcel, an honest contract, predictable monthly payments, and a phone number that a person actually answers.

No credit checks.
We do not pull credit reports, request income documentation, or run background screens. The land secures the loan. A name, an email, and the $100 reservation fee are all we need to begin.
Plain-English contracts.
Every purchase agreement is two pages, written in standard English, and recorded with the Garland County Clerk. No legal jargon, no addendums, no surprise riders.
Refundable reservation.
You have seven days from reservation to walk the parcel, contact a surveyor, and review the agreement. Change your mind for any reason and the $100 is returned in full.
Pay off on your schedule.
No prepayment penalty. Extra payments apply directly to principal. Pay the note off in months or years; the rate and terms do not change.
Walk a parcel before you sign anything.
Schedule a visit and we will meet you at the gate with a topographical map of the parcels you are considering. Bring a surveyor or any questions you have. There is no obligation.
