Hot Springs Land™ is the consumer brand of Vista Village LLC, a family-owned land company in Garland County, Arkansas, selling owner-financed vacant land. In this policy, “we,” “us,” and “our” refer to Vista Village LLC. You can reach us at Contractdept@Villagevistalandco.com or (501) 442-0501.

We collect information in three ways:

• Information you give us.When you submit a form, request information, join our email list, reserve a lot, or go through checkout, we collect details such as your name, email address, phone number, mailing address, the property you’re interested in, and — if you reserve or sign — your electronic signature and the financing details of your agreement. If you self-certify for our educator or government program, we record that certification.
• Information from advertising. If you submit a Facebook or Instagram lead form for one of our ads, Meta shares the contact details you provided on that form (typically name, email, and phone) with us so we can follow up.
• Information collected automatically. Like most websites, we collect your IP address, browser and device type, the pages you view, the site that referred you, and the landing page and marketing parameters (such as UTM tags and ad click IDs) associated with your visit. We collect this through cookies and similar technologies.

Payments. Online card payments, when offered, are processed by Stripe; we do not store full card numbers on our systems. Our current reservation method is a phone call to our team.

We use cookies and tracking tools to run the site, remember how you found us, measure traffic, and understand which marketing works. These include Google Analytics 4 and Google Tag Manager, the Meta (Facebook) Pixel, and a first-party attribution cookie. You can control cookies through your browser settings; blocking them may affect how parts of the site work.

• Respond to your inquiries and have a salesperson follow up with you.
• Process lot reservations, financing agreements, and contracts.
• Send you listings, updates, and marketing you’ve asked to receive.
• Measure and improve our website, marketing, and advertising.
• Detect and prevent fraud, spam, and abuse, and meet legal obligations.

We do not sell your personal information. We share it only as needed with:

• Service providers who run our operations on our behalf — for example our database and hosting providers, our customer-relationship system, our email and text-message providers, and our payment processor.
• Advertising and analytics partners such as Google and Meta, used to measure and attribute our marketing and to credit conversions.
• Professional advisors and authorities when required by law, to enforce our agreements, or to protect our rights, safety, or property.
• A successor in the event of a merger, acquisition, or sale of assets.

When you submit a lead form through one of our Facebook or Instagram ads, your submission is handled under Meta’s Privacy Policy until it reaches us, after which it is governed by this policy. We use the contact information you provide to follow up about our land listings and financing.

If you give us your phone number, we and our team may call or text you about your inquiry, reservation, or agreement — for example, confirmations and replies to your questions. Message and data rates may apply, and message frequency varies. You can opt out at any time by replying STOP, or reply HELP for help. We do not sell or share your mobile phone number or your SMS opt-in consent with third parties for their own marketing.

We keep your information for as long as needed to provide our services, maintain our business and financing records, and meet legal and tax obligations. When it is no longer needed, we delete or de-identify it.

• Email. Unsubscribe using the link in any marketing email, or contact us to be removed.
• Access, correction, and deletion. Depending on where you live, you may have the right to access, correct, or delete your personal information, or to opt out of certain processing. Contact us to make a request; we will respond as required by law.
• Advertising. You can adjust ad and cookie preferences through your Google and Meta account settings and your browser.

We use reasonable administrative and technical safeguards to protect your information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Our website and offerings are intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a child has provided us information, please contact us and we will delete it.

We may update this policy from time to time. When we do, we will revise the “Last updated” date above. Material changes will be reflected on this page.
